Matt and Fred were pleased to represent Cedar Valley Eye Care in finding their newest location at the former Happy Chef building at 1409 1st Street in Cedar Falls. The office will undergo extensive construction to bring to the Cedar Valley a first class medical building with anticipated opening in mid-summer. Cedar Valley Eye Care now has locations in Waterloo, Cedar Falls, Independence, Waverly, and Oelwein.

January 15 Deadline Approaching for New Iowa Business Property Tax Credit

We want to make you aware of an important Iowa law that affects property taxes related to commercial, industrial and railroad property.  Signed by Governor Terry Branstad in June 2013, this legislation has three major components: reduction in business property taxes, limitations on increases of residential property taxes, and credit expansions in individual income taxes. 

If you own commercial, industrial or railroad property and want to be eligible for a new credit, you must file an Application for Business Property Tax Credit with the county assessor’s office in which the real estate is located no later than January 15, 2014.

Matt and Fred's 2013

As we recharge and gear up for the upcoming year, we can't help looking back on 2013. We have had a busy year with more than 50 transactions. We helped our clients sell, lease, and purchase over $20 million of real estate in the Cedar Valley and across the state of Iowa. We enjoyed every second of working with our fantastic clients, finding the right fit for their businesses or the right business for their property. Without further ado, here are the highlights from our year.

• Fred had a memorable year as he earned his SIOR designation (and had a 60th birthday!).
• Matt also had a great year with an appointment to the UICCU Black Hawk County Advisory Board, a recognition for his contributions in the Cedar Valley Jaycees and last but not least, a spot on the Courier's 2013 20 Under 40 list (more on that coming soon). 
• We worked with Veridian Credit Union to find a new location for them in Cedar Falls' Technology and Industrial Park. 
• We closed on all of our listings for the Wasendorf properties. 
• We worked with University of Iowa Community Credit Union to secure three new locations for them. 
• We helped bring the Whopper to Cedar Falls. 
• We helped Comprehensive Systems consolidate their operation to one facility. 
• We assisted in the transition from a Fazoli's property to Chilito's. 
• We helped Cherry Berry find a cool home in Cedar Falls. 

We have enjoyed the opportunity to grow and continue to improve the Cedar Valley. With that, we want to thank you for following our ride and we wish you a great start to 2014!

For more than 50 years, 820 W. 5th Street was home to the Waterloo staple, Johnson's Bakery. The doors officially closed on the long standing bakery in the summer of 2013. We are excited to announce the sale of the Fifth Street property. Matt and Fred were pleased to represent both the seller, Johnson's Bakery, Inc. and Overland Group, the buyer of the property. We wish both parties the best in their future ventures!
